New Orleans is a block-by-block market.

New Orleans isn't one real estate market. Price, condition, inventory, and competition can vary significantly from one neighborhood to the next—and sometimes from one block to the next.

Broadmoor, Carrollton, Uptown, Mid-City, the Irish Channel, and the Bywater each have distinct housing styles, amenities, pricing trends, and market dynamics. Before we start touring homes, we'll talk about your goals, budget, preferred amenities, and lifestyle priorities so we're evaluating both the house and its location.

Your goals, your budget, your timeline, and an honest read on what they'll buy in this market.

Pre-approval or proof of funds

A lender letter before we tour sharpens your budget and makes your offer credible. Paying cash? Proof of funds plays the same role.

Focused search

A shortlist, not a firehose. We tour with intent and compare each home against your criteria.

Offer and negotiation

Price is one lever of several. Terms, timelines, and contingencies often win the house, or protect you from the wrong one.

Inspections and due diligence

Where deals are saved or walked away from. We separate cosmetic issues from real problems before you're committed.

Closing day

Final walk-through, paperwork, keys. You'll know what every document says before you sign it.

The Numbers

What it really costs to buy a home in New Orleans.

No invented estimates and no rounding in my favor. Before you make an offer on anything, you'll see the full monthly picture, note, insurance, and taxes included.

Down payment

Depends on your loan: VA can be 0%, FHA from 3.5%, conventional from 3%. Twenty percent is not the rule it used to be.

Closing costs

Lender fees, title work, taxes, and prepaid escrow. We estimate yours early so the final number is never a surprise.

Insurance

Homeowners and, in much of the city, flood. In New Orleans we get insurance quotes before you fall in love, not after.

Inspections

General, termite, and sometimes sewer or foundation. A few hundred dollars that can save you tens of thousands.

Taxes and upkeep

Property taxes with homestead exemption, plus realistic maintenance, especially for homes with a few decades of character.

From Offer to Keys

An offer starts a conversation, not a verdict.

Once we find the home, the work shifts to strategy and protection. Here's how the back half of the process actually goes.

The offer

Price is only one part of it. Terms, timelines, contingencies, and who pays which closing costs all shape whether your offer wins, and whether it protects you.

Negotiation

An offer opens a dialogue. It moves back and forth, accept, counter, counter again, until one side agrees or chooses to walk. I advise; you decide.

Under contract

Inspections are where deals are saved, renegotiated, or walked away from. From there we move through appraisal, insurance, and clearing to close.

Paying cash

Cash can move faster and skip the financing and appraisal contingencies, but keep the inspection. Cash buys you speed, not x-ray vision.

One important safeguard at closing: never trust wiring instructions sent via email. Always independently confirm wiring instructions in person or by calling a trusted, verified phone number.
